Two Magnolia Park Homes Sold the Same Day. Here’s What Stood Out to Me

I keep a close eye on what’s selling around Burbank, especially in Magnolia Park.

Two homes caught my attention recently because they both closed on August 26, but their results looked very different.

One sold above asking. The other sold below.

For homeowners, that’s a good reminder that there really isn’t one number that defines the Magnolia Park market.

Two Recent Sales Worth Looking At

813 N. Ford Street sold for $1,600,000 after being listed at $1,499,000.

The home had:

  • 4 bedrooms
  • 3 bathrooms
  • Approximately 2,042 sq. ft.
  • 32 days on market

It ultimately closed about 7% above its list price.

Meanwhile, 530 N. Naomi Street sold for $1,175,000 after being listed at $1,299,000.

That property had:

  • 3 bedrooms
  • 3 bathrooms
  • Approximately 2,365 sq. ft.
  • 89 days on market

It closed about 10% below its list price.

These were not my transactions, but I think they’re useful examples of how differently two homes in the same neighborhood can perform.

Bigger Doesn’t Automatically Mean More Valuable

One thing that immediately stands out is that the larger home wasn’t the one with the higher sale price.

That’s why I’m careful about relying too heavily on square footage when talking about value.

Buyers are also looking at things like:

  • Condition
  • Floor plan
  • Lot and outdoor space
  • Parking
  • Street location
  • Updates
  • Permitted improvements
  • Repairs they may need after closing

Sometimes the details buyers respond to aren’t obvious from the basic property statistics.

Market Time Tells Part of the Story Too

The Ford Street home sold after 32 days on the market.

The Naomi Street property took 89 days.

That doesn’t automatically tell us why one took longer than the other, but market time is something I always pay attention to.

When a home has been available for a while, buyers may start asking different questions:

Why hasn’t it sold yet?

Has the price changed?

Is there something about the property I should know?

That’s one reason I believe the way a home enters the market matters.

What I’d Want a Magnolia Park Seller to Know

If you’re thinking about selling, I wouldn’t start by asking:

“What’s the highest sale in my neighborhood?”

I’d start with:

“Which recent sales actually compare with my home?”

That means looking at more than the address.

I’d want to compare:

  1. Similar homes nearby
    Size matters, but so do condition, lot, layout, and location.
  2. What’s currently for sale
    Buyers will be looking at those homes at the same time they’re looking at yours.
  3. What buyers may need to change
    Repairs or updates can affect how someone views the asking price.
  4. How the home is positioned from the beginning
    The first few weeks can tell us a lot about buyer response.
  5. What matters most to you
    Timing, convenience, and getting the highest possible price don’t always lead to the exact same strategy.

There Is No Single “Magnolia Park Price”

I love looking at neighborhood data, but averages and medians can only tell us so much.

Homes in Magnolia Park vary in age, layout, condition, lot size, improvements, and street location.

That’s why I think the best way to understand your home is to look closely at the properties buyers would realistically compare it with.

A neighborhood number gives us context.

The individual home tells us the rest.

Not necessarily. Competition, condition, buyer interest, and the original pricing strategy can all affect the final sale price.

Is a longer time on market always a bad sign?

No. There can be many reasons a home takes longer to sell. It does, however, give us useful information about how buyers may be responding to the property.

Should I use price per square foot to estimate my home’s value?

I look at it as one piece of the picture, not the whole picture. Two homes with similar square footage can sell very differently depending on condition, layout, lot, location, and improvements.

How do I know which recent sales are actually comparable to my home?

I look for properties that are similar in location, size, condition, lot, layout, and features. The closest sale geographically isn’t always the best comparison.
